Beginning at 2:30pm this afternoon, we will sell personal property at the auction location. The auction starts at 2:30pm this afternoon with smaller items and the woodshop. At approximately 5:30pm we will begin to sell the cataloged items. These items will be offered both live and online. At approximately 6pm, we will pause the personal property and sell the real estate. We will then finish with personal property. This home boasts a 30x22 great room on the main floor with a wood burning fireplace and Brazillian walnut hardwood floors and French doors to the expansive 14x56 3-season porch.

Earnest Money: A sum in the amount of ten percent (10%) of the total contract purchase price in the form of cash or check payable as a down payment, shall be deposited as earnest money by the high bidder in the trust account of Grafe Auction Company, but to be returned to the Seller if the Buyer fails to perform pursuant to the Purchase Agreement. Therefore, the earnest money is non-refundable.

Brokers Participation Accepted: A broker co-op of 3% will be paid to properly registered, licensed real estate broker. Contact our office for full details or print broker registration form from website. Deadline to register buyers is 4:00 PM CST, Wednesday, April 19, 2017.

Real Estate Taxes: Payable in 2017 will be pro-rated to closing, all taxes will be paid to date.

Terms: Cash, due and payable at time of closing. Successful bidder will enter into a standard Non-Contingent Wisconsin Purchase Agreement. Buyer will receive clear title to the property. It will be at the Auctioneer’s discretion as to the increments of bids and process to reach the top and final bid. Any financing (mortgage or otherwise), if necessary, should be made prior to the auction. The property is sold without contingencies in an AS IS condition. 

Closing: On or before June 2nd, 2017.
